MORTGAGE VALUATION

If you are obtaining a mortgage on the property you are purchasing, the mortgage lender will normally commission a mortgage valuation. This is a brief report and is for the benefit of the lender to determine if the property is a suitable security for mortgage purposes. A copy may be released to you but remember THIS IS NOT A SURVEY and will not tell you what you may need to know about the property.

HOME BUYERS SURVEY AND VALUATION

This is a survey on all visible sections of the property and is for you the client. The Home Buyers Survey and Valuation is meant to be a concise report but is typically between fifteen and twenty pages long. It will put you on notice of any ACTION you should take before making a commitment to purchase the property, advise you of any URGENT or SIGNIFICANT repairs required and recommend any specialist reports that may be required after our inspection and before exchange of Contracts. It will also give you a current valuation and reinstatement cost for insurance purposes. If you are obtaining a mortgage from a bank or Building Society and we are on the relevant panel, we will complete the valuation forms free of charge.

BUILDING SURVEY

This is a significantly more extensive report than the Homebuyers Survey on the condition of the property. It comprises a comprehensive report on all accessible elements of the building such as main walls, chimney stacks, roofs, gutters, fallpipes, damp proof course, sub floor ventilation etc. A visual inspection is made of the services and advice given as to whether any further specialist tests or investigations are considered to be necessary. Gardens, outbuildings and garages are also inspected. The report is usually in excess of twenty pages. This report is normally more suitable for older properties. This report will not give you a valuation or insurance reinstatement figure unless requested.

COMMERCIAL/INDUSTRIAL SURVEYS AND VALUATIONS

More and more lending institutions are now starting to lend on these types of properties. A valuation is carried out under the RICS Valuation and Appraisal Manual (Red Book). Our services range from a brief inspection and valuation to a detailed survey on properties such as shops with or without residential accommodation to warehouse and industrial premises.

RENT REVIEWS

Sound professional advice is important in this area whether acting for the Landlord or the tenant to advise on the market rent of commercial or industrial premises at the time of rent review. Our work also involves inspection of properties where there is a sale of a lease including Schedules of Condition.
